Fireplace Inspection in Pasadena: Written Report, Licensed Technicians

Pasadena's Craftsman homes, most built between 1905 and 1930, feature fireboxes lined with firebrick that has been heating and cooling for nearly a century. That thermal cycling produces hairline refractory cracks that widen about 1/16 of an inch per decade in our climate. By the time a firebox reaches 80 or 90 years old, those cracks allow combustion gases to migrate behind the firebrick and contact the wood framing. Craftsman-era builders routinely framed wooden mantels and built-in bookcases directly against the masonry, sometimes with less than half an inch of clearance. In Glendale's older residential blocks near Brand Boulevard, we've measured gaps as narrow as a quarter inch. Combined with a cracked refractory panel, that tight clearance turns a decorative evening fire into a carbon monoxide pathway and a genuine ignition risk. A failed damper seal compounds the problem by letting conditioned air escape up the flue year-round, adding hundreds of dollars to annual energy costs.
